Ojai Troop agent achieves President's Elite Club

When it comes to selling homes, Nate Minkel firmly believes that aggressive marketing and a positive attitude overcome even a sluggish market.

It's a formula that's paid off for Minkel and his clients. For the second consecutive year, he has achieved the coveted President's Elite Club designation for Troop Real Estate by mid-year, emblematic of the company's highest production level for the given year.

An agent in Troop's Ojai office, Minkel has already sold 18 homes in 2007 and currently has four properties in escrow along with nine listings.

"Strategic and aggressive marketing is particularly critical in a down market," Minkel said. "I don't pay attention to negative news and focus on communication and the four factors that influence sales the most: property location, condition, pricing and marketing."

He also encourages clients to price their properties aggressively, to sell. "Play it realistically based on the current market and on comps I provide and constantly update for clients. And don't play the seller's games," Minkel advises. He adds that all offers should be entertained and that sellers should be flexible.

Minkel is a lifetime resident of Ventura County, having been born and raised in the Ojai Valley. He specializes in the listing and selling of fine homes and estates in that region and throughout Ventura County. He can be reached at 794-9488.
