Moorpark Highlands, a Ventura County best seller

Area homebuyers can find exceptional choices at Cherry Hill, Magnolia Lane and Shenandoah in the master-planned community of Moorpark Highlands, by award-winning Pardee Homes. "Moorpark Highlands is the best selling new home community in east Ventura County," said Joyce Mason, vice president of marketing for Pardee Homes. The land surrounding Moorpark Highlands is reminiscent of the area's ranch-based heritage. Pardee Homes has complemented this rural atmosphere at Moorpark Highlands, which encompasses some 400 acres on a scenic, elevated site. Included in the master plan are plans for a 7-acre park and multipurpose trails with linkage opportunities to surrounding open space and trails.

Gated entries highlight Cherry Hill, Magnolia Lane and Shenandoah. Just opened is a community recreation center for these neighborhoods with a swimming pool, spa pool, barbecue, lawn area and other amenities.

Magnolia Lane's designs are priced from the high $600,000s and offer approximately 2,115 to 3,364 square feet of living space, three to four bedrooms and two and one-half to three baths, with two-bay and three-bay tandem garages included and selected designs featuring optional bedrooms and lofts in lieu of the den. Optional choices also include bay windows, workshops, hobby rooms and downstairs master bedrooms, depending on plan.

Shenandoah's designs are priced from the high $800,000s, with approximately 3,112 to 3,916 square feet, for one- and two-story homes of four to five bedrooms and two and one-half to four and one-half baths. The homes feature dens or bonus rooms, depending on plan selection. Each provides a two-bay or three-bay tandem garage.

Cherry Hill is priced from the $800,000s, and offers spacious family homes distinguished by Tuscan, French and Early California styling. These two-story designs offer up to five bedrooms and up to four baths, in sizes ranging from approximately 2,607 to 3,479 square feet. Each home provides a two or three-bay garage. Buyers can consider optional downstairs master suites, lofts, workshops and secluded guest rooms or dens.

Soon to be available are the new triplex homes of Waverly Place, which are slated for a late summer opening. Interested home shoppers can view plans and features at the Magnolia Lane sales center. Pricing is expected to begin in the $400,000s for Waverly Place, and this new neighborhood will feature its own recreation center.

Favorable financing enhances choice at Moorpark Highlands. "Qualified buyers working with Pardee Homes Loans can secure excellent loan terms," said Gary Probert, senior vice president of sales for Pardee Homes.

Prospective buyers also can benefit from Pardee Homes' BuyingSmart program. Probert recommends registering on the prospective Homebuyers List via http://www.pardeehomes.com or by visiting any model home center. Broker co-op is welcomed; brokers must accompany prospective buyers on the initial visit to a Pardee Homes neighborhood.

All residents automatically become part of the Moorpark Highlands Homeowners Association, which maintains common areas and community amenities, and of the Moorpark Estates Community Association.

To reach Moorpark Highlands take Highway 118 to New Los Angeles Avenue; exit and head west into Moorpark. Turn right on Spring Road and continue past Charles Street, following signs. Model center sales offices are open 10 a.m. to 6 p.m. every day except Monday, when hours are 1 to 6 p.m.
