You can still buy a home without subprime or alternative financing

Mark Hetland researched several programs and spoke with many lenders until he found the experts at Pinnacle Financial Corp. of Thousand Oaks who fund the California Housing Finance Agency first-time homebuyer program.

Hetland was able to buy his first home with the help of the Extra Credit Teacher Program through CalHFA. It always seemed like he was a half step away from buying but after meeting Lori Bonfiglio of Pinnacle Financial Corporation, one of the preferred approved lenders through CalHFA, he was able to buy his first home.

"CalHFA was the program for me since it helped a person such as myself that was a good risk but just needed extra assistance," Hetland said.

California Housing Finance Agency is a state program that offers down payment and closing cost assistance along with safe 100 percent financing options. The sales price limits and income limits with the program are very liberal with income limits in excess of $100,000. This allows first time home buyers to purchase single family residences in addition to condominiums. The agency offers additional assistance with the Extra Credit Teachers program for teachers employed in schools that meet certain criteria.

Bonfiglio and Linda Hall, who co-manage the Thousand Oaks Branch of Pinnacle Financial, specialize in working with first-time homebuyers as well as move-up buyers. They offer free classes to the public to help buyers understand the process you go through when buying a home.

Their new "Home Buying Center" provides helpful information for all buyers as well as real estate agents. Lori and Linda work closely with real estate agents to ensure the homebuyers are guided through the process with professional representation.
